There is absolutely no smoking in or around the property due to extremely high danger of fire. Any reservation smoking on premise will be asked to leave immediately.
Please make sure the bbq is attended at all times as sparks or charcoal can be a high danger as well. Make sure the grill is off after you're done.
We appreciate your cooperation for the safety of the neighborhood.
A fee of $50 will be charged for any additional guest per stay.
No additional guests beyond the reservation without prior authorization.
Please remove the trash as its required by the city to clean up. The city provides 2 dumpster location, each on the way out from Big Bear, the closest location is right on Big Bear Blvd next to the fire station. There is a $20/trash bag clean up fee if trash is not removed.Stay up-to-date on weather conditions as they will impact your drive to/from the mountain.
Chains will be required during winter and when snowy conditions are present. During the winter the driveway may also have snow. Snow removal comes after the storm, not during. We do our best to remove snow as often as possible but can not account for every day. We provide a snow shovel if necessary to remove a portion of the snow for parking during a snow storm which would be the responsibility of the guest.
This is part of coming to the mountain during the winter.

Any reservation smoking on premise will be asked to leave immediately. Please smoke in your car safe from fire hazards. As well, please make sure the bbq is attended at all times. Propane is the responsibility of the guest. Please be sure to always shut it off after use.

If the fire safety rules are broken, we will be charging a $200 cleanup fee for removal of all hazards.

ANY DISPUTES OR REFUNDS REQUESTED WILL BE RESOLVED WITHIN 30 DAYS OF THE REQUEST.

- PLEASE READ ENTIRELY! Guests must conscent and sign the Good Neighbor Policy electronically as part of your check-in process.
No parking in street or yard
Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers.
The maximum number of vehicles permitted is on the exterior sign.
No amplified music 24/7, Amplified music is not permitted to be heard beyond the property line 24/7.
Close your windows to avoid music carrying beyond the property line.
Head inside at 10:00 p.m.
Noisy outdoor activities and spa use are prohibited from 10:00 p.m. – 7:00 a.m.
Take your furry friend with you
Take your dog with you so they do not disturb surrounding neighbors. You will find that Big Bear Lake is very dog-friendly!
Take trash to dumpster locations
Trash needs to be taken to a local dumpsite. Clean Bear locations: 41790 Garstin Drive & 39690 Big Bear Blvd.
Fines
The minimum fine for violating the rules stated previously is $500 per violation. A second offense is
$1000 per violation.
Eviction
Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In
addition, costly citations may be issued to the undersigned.
Guest Access
There are two large parking spots on the premises, whether you drive a JEEP, SUV or compact vehicle (please see our featured images); However during the snow season we can only guarantee the one (top) parking spot will be professionally plowed. As expected every year, heavy snow is unpredictable, but so much fun on the slopes! You will have access through the front door to the entire house. You will receive key instructions once you have booked with us.

, we strive to provide all our guests with a clean, comfortable, and well-maintained space to enjoy their getaway. To ensure that our lodge and its amenities are cared for, we require a
security deposit
as part of our booking process.
What is the Security Deposit?
The security deposit is a refundable amount of
$300
collected before check-in as a precautionary measure. It is held temporarily to cover any potential damages, loss of items, or extraordinary cleaning costs resulting from your stay.
How Do I Pay the Deposit?
Once your payment at Hospitable is completed, you will receive an email confirmation with:
• Details about the
$300 security deposit
.
• Instructions for funding the deposit via
PayPal
or
bank transfer
.
• The necessary account details to complete your payment.
Payment of the
$300 security deposit
must be completed in full to validate your check-in and
fully confirm your reservation
.
When Will I Get My Refund?
After your stay, a quick inspection of the lodge and its amenities will be conducted. If everything checks out, your deposit will be refunded
immediately
to the original payment method.
Why is the Deposit Necessary?
The security deposit is in place to:
• Cover unexpected damage to property or furnishings.
• Replace lost or damaged items.
• Cover additional cleaning fees beyond normal use.
